We trust that you will be responsible in treating the property, its furniture and other facilities with respect and do not remove any items from the premises.

A contract exists when you have paid the deposit and we have accepted and confirmed your booking by e mail.  This contract is between the property owners & the party named on the booking form. The applicant accepts these conditions on behalf of all the members of the party. Only persons named on the booking form are entitled to use the property. The occupancy may not exceed 8 people in the home. 

1. Arrival at the property will be after 4:00 pm local time. The property must be vacated by 10:00 am on the day of departure. Late check outs will be charged a full day's rental and must be arranged in advance. Please remember the cleaning staff need enought time to clean the home for the next arriving guests.  
   
   
2. Payment terms: A non refundable deposit of $300.00 is required at time of booking and will be applied towards the total payment due. The deposit is required to hold your reservation.   
   
   
3. The final payment is due 30 days before your arrival & is non refundable.  Along with the payment in full, a fully refundable security deposit of $300.00 is also required. The security deposit will be refunded in 30 days after your departure. Only once the property is inspected & a satisfactory status report indicating no loss, damage or removal of any items from the home along with having the key returned is confirmed. If the satisfactory report is not confirmed then and damage or loss costs will be deducted from the security deposit. 
         
4. As the property has a swimming pool. Guests are specifically requested NOT TO ALLOW UNSUPERVISED CHILDREN TO USE THE POOL. The pool is around five feet deep at the deepest point. So no diving please. For your safety please do not bring glass or bottles into the pool area. Also note that the home has tiled floors which can be slippery when wet, please take extra care when entering the home especially from the pool area.
   
   
5. Cleaning:  The property will be cleaned on your departure but it must still be left in an orderly state. Should the property require extensive cleaning, then the property owners reserve the right to withhold any monies from the security deposit to pay the extra cleaning charge.
   
   
6. Problems: Any concerns related to the accommodation must be made in writing to the owners or Management Company within 24 hours of any problem arising, who will do their best to correct the issue.
   
   
7. Since Florida has a tropical climate, it is the home of many insects etc. The home is treated on a regular basis to repel these unwanted visitors, but they occasionally will find there way inside the home from time to time. 
   
   
8. Pool Heat is available for an additional charge and must be ordered for your entire stay & paid for prior to your arrival. We do not guarantee the pool temperature. 
   
   
9. All patio doors have a safety lock and are alarmed. Please keep patio doors closed when air conditioning is on.
    
10. Parking is available in the driveway only. Please do not park on the grass at any time since this will case damage to the underground sprinkler system. If damage does occur the cost would be your responsibility. 
    
    
11. Guests maybe asked to immediately vacate rental premises, without a refund or compensation, in the event of unnecessary & loud noise (nuisance or disturbance or other illegal activities).
    
    
12. As per Florida state law: Smoking/vaping is strictly prohibited in the home or the garage. The security deposit will be forfeited in full if the cleaning crew detects an odor of smoke in the home upon your departure. All smoking is to be outside of the home.
    
    
13. The guests must allow the owner and /any of their agents the right to enter the property to carryout any necessary maintenance such as pool cleaning /grass cutting etc.
    
    
14. The owners reserve the right to withhold any monies from the security deposit to pay for any loss or damage caused to the property or its contents by any member of the party. If the damage exceeds the cost of the security deposit then the additional costs will be charged directly to person named on the booking.
      
15. The owners of the property or agents will not be liable for loss or delay resulting by any of the following: strikes, riots, political unrest, hostilities, war, or threat of war, terrorist activity, closure of airports or any other event beyond the owner's control.
      
16. You are occupying a private home and you are therefore responsible for your own safety in respect to personal accidents or damages sustained by yourself or the members of your party during your stay. It is the guests responsibility to ensure that adequate vacation insurance is in place to cover each of your personal injury, accident, illness, damage. Property owners or the management company do not accept responsibility or liability for any accident injury, illness or damage sustained to any person or their property during the rental period of use of the pool or home regardless of how it had occurred.
    
    
17. No pets are permitted in the home.
